Q. What is the difference between a manufactured and modular home?
A. A manufactured home can be placed on a slab, crawlspace or basement where a modular is put on a crawlspace or basement
A modular home has a wood frame underneath vs. the manufactured that has steel.
Both homes are manufactured in the same plant and with the same quality.
Modular homes we offer come standard with more features such as a 5/12 or 7/12 roof pitch where as the manufactured home you can upgrade to
those options if you'd like.
Q. What construction are the sidewalls on a Century modular home?
A. All homes are built with 2x6 sidewalls and endwalls
Q. What is the difference between a site-built home and a modular home?
A. A modular home is built in a climate controlled area where a site built home is built outside in any weather condition. A modular home is more
affordable per square foot because the manufacturer's can buy in bulk to save you money. A modular home is built to the BOCA code, the same
requirement for a site built home and is easy to finance. They are appraised the same as a site-built home. You have options to choose from for
appliances.. stainless steel, black and white, cabinet color choices, seamless countertops, several different grades and colors of carpet, choose colors
for shingles, siding and shutters and much, much more! Why wouldn't you choose a Modular home?
Q. What energy saving features does Century's modular homes offer?
A. 2x6 exterior walls with R-19 insulation, Trane 90% high efficiency furnaces, Pella vinyl windows, R-33 Roof insulation, house wrap to eliminate air
infiltration and engineered insulated heat ducts.
Q. Can I change or omit walls on a floorplan?
A. We work with manufacturer's that can offer small modifications depending on load bearing walls and we also work with manufacturer's that can
custom build to almost anything you can think of!
Q. I have decent credit, but no money to put down. Can I buy a home?
A. Qualified buyers can purchase through USDA direct, a zero down program offered through Rural Development. We are an authorized dealer and can
assist you with this as well.
